Application

Eden Center consists of 8 freestanding log cabin structures wiht basements for storage.  The structures are centered around a common plaza and open air gazebo with interconnecting walkways and grassy areas.  Parking is along the side and in the rear of the property.  There is a short term parking/drop off area along Highway 162 inside of the new deceleration lane.  The developer intends to sell the 8 cabins as commercial condominiums.

A new cost estimate for remaining landscaping items and engineering work has been submitted. With these plans a new site plan has been submitted showing one change in the gazebo. Instead of the 16 foot by 16 foot square gazebo, it is proposed to be an octagonal structure which will still match the style of the other buildings.

Land Use Permits are now issued for the start of construction of the buildings. Some outlying engineering requirements have yet been delt with. Those items and all improvements are required to be installed or escrowed and the condo plat recorded, prior to any occupancy or licenses being issued.

A wastewater plan review has been completed by this office, the design was found to comply with all requirements of the R317-4 wastewater regulation. At this time we need someone to fill out the wastewater application and pay the required $322 permit fee to receive the wastewater permit.

I have added a staff report which was heard and tabled by the Planning Commission on August 28, 2012. Some minor items were still missing from the submittal, and the proposal was tabled to allow those items to be brought in. This item will be heard again on Sept. 4, 2012 and all missing items are now submitted and loaded into Miradi for review. A final landscaping plan is yet to be submitted.

We met on this project yesterday and discussed the parking that will be in the right of way. We asked them to provide information that it meets ASHTO standards and meets the requirements for the right turn lane queue. They are also to develop a agreement that when a road widening project is done in this area that the owner is responsible to remove the improvements.
Summer Day - 8/22/2012
A preliminary septic review has been completed by Summer Day of the Weber-Morgan Health Department on the Eden Center/ Little Bear Subdivision Lot 3. The full site plan submitted by Gardner engineer requires revision due to discrepancies between the submitted site plans and the septic specific site plans created by River Logic (an approved septic design firm). The plans constructed by River Logic appear to meet all requirements established in the R317-4 onsite wastewater regulation, and the project appear feasible for the installation of the necessary square footage of drainfield required. At this time Gardner Engineering will need to revise the plans with the correction made by River Logic. At which time a final plan review can be performed.
Summer Day - 8/17/2012
The Eden Center/Little Bear Subdivision lot 3, is purposing to develop the property as condominiums each under individual ownership. The Weber-Morgan Health Department Onsite Wastewater Treatment System Regulation R317-4 provides an exemption specifically for condominiums from the requirement of sponsorship by a body politic. R317-4-3.2. Multiple dwelling units under individual ownership, except condominiums, shall not be served by a single onsite wastewater system except where that system is under the sponsorship of a body politic. A septic system plan review is currently being performed by Summer Day of the Weber-Morgan Health Department
