This subdivision amendment will vacate Lot 3 and the drainage easement thereon. This amendment is in conjunction with the DR 2001-09 Eden Center site plan. I sent the applicant today an email reminding that a time extension for this subdivision may become needed if it is not recorded by August 31, 2013.

This office has completed a partial review of this subdivision. Before we can make a complete review, all pages will need to be submitted in their entirety in order to complete a proper review. A vacation ordinance will be necessary, vacating all of lot 3 including P.U.E.'s and the detention pond easement. Planning will need to address the structures (curbing) being designed inside the R.O.W.'s. Also the Private Drive exiting onto the adjoiners property with a building only 18' +/- ahead. Reference to name of the subd...will need to be...Little Bear Condominiums Lot 3, 1st Amendment.

Payment for the vacation has been received and Planning will preform its review. The Planning Commission may still inquire about the septic approval. A review from the Health Dept. for the septic approval would be helpful prior to their meeting August 28, 2012.

This project was submitted with two items missing from the application and is therefore incomplete. Payment was received for the new subdivision amendment but not for the vacation of the lot and easements. Payment of $120.00 is needed to fulfill this requirement. The second item required is a letter from the Health Dept. addressing the ability to have a common drain field and not need a body politic. These items will need to be submitted before this application is deemed complete. Only complete applications can proceed to any agenda for approvals. If there are any questions please contact me or the Planning Division.

QGC requests that any private road be dedicated as a PUE or common area to allow our facilities to serve and have access to the entire subdivision.

Snowcrest students are ineligible. Weber High and Valley Elem are eligible. Current Weber High stop is at Snowcrest Jr. High. A stop for elementary would need to be established.
