I sent the following email to Alan Karras today: Alan, The attached letter was just dropped off at my office on your behalf. I’m not sure where our communication breakdown is but I cannot release escrow funds for the asphalt on this project until I receive information regarding the actual asphalt that was put down. Giving me a letter from Parsons letting me know what their mix design is for this year doesn’t tell me anything about asphalt that was put down last year. As previously requested, the following information is required prior to escrow release of the asphalt: The date the asphalt was put down, the density test results on the batch of asphalt that was actually put down and the result of the core samples for thickness. April 23, 2015 I sent you the following email of the items that still needs to be completed on this project. Allan, I have visited the project and site and compiled a punch list of items that need to be fixed or completed prior to a complete escrow release: 1. The date the asphalt was laid down, density and core tests. 2. The swale along the entire roadway needs to be constructed. 3. The irrigation ditch needs to be constructed and the irrigation boxes and pumps need to be installed. 4. The swale on the new storm drain pipe on 5500 West needs to be constructed. 5. I am concerned about the elevation of the two catch basin grates on 5500 West. It looks to me like the two grates at the turn around are lower than the two on 5500 West. The improvement plans show the ones on 5500 should be lower and the swale is to be constructed with a high point in the middle to drain the water either way. Once the swale on 5500 West gets constructed, those two grates will need to be lowered. If you have any questions, please let me know. September 30, 2014 I was told this project had been paved. I was notified prior to paving, so I've attempt to reach the contractor of record, Mitch Swift at RJ Construction, via email as well as telephone to get more information. Specifically, I need to know what day it was paved and I need the results of the core sample and density tests. Please get this to me asap.

I did a routine inspection of the project site November 15th and the contractor mentioned he was asked to give a bid for installing a pressurized irrigation system and wondered what I knew about it. I told him I hadn't heard or seen anything on it and that the only approve secondary system was open ditches to common lot lines where pumps would be installed. A pressurized irrigation system was once proposed, but the developer changed his design to the currently approved system. IF a pressurized system is planning to be installed it must be approved prior to installation.

This subdivision is required to record before July 10, 2013. An one year time extension could be granted by the Planning Commission if requested. The fee for a time extension is $300.00. Once again a time extension request must be completed before 7-10-13 or this subdivision will expire and require to be started a new.

This email reply was sent to Reeve and Assoc. on 3/18/2013 Chris, I sent along the Fenster Farms 6th Review PDF. It was basically the same plat I had reviewed last August with only 1 of the redlines corrected. Lisa Estates, both Phase 1 and Phase 2 were the same. Actually in a couple of cases had less in corrections than prior reviews. Please go through the prior 6 reviews of the 3 subdivisions and correct all the prior redlines before another plat is submitted.
