Mr. Karras responded that he no longer owns any interest in the property, and the Glenn Wayment is the new owner. As this application as past the expiration requirements from its latest approval, it will be filed as a dead file. Any future work for this property will require fresh approvals, fees, service letters, and application.

This subdivision is required to record before July 10, 2013. An one year time extension could be granted by the Planning Commission if requested. The fee for a time extension is $300.00. Once again a time extension request must be completed before 7-10-13 or this subdivision will expire and require to be started a new.

This email reply was sent to Reeves and Assoc. 3/18/2013 Chris, I sent along the Fenster Farms 6th Review PDF. It was basically the same plat I had reviewed last August with only 1 of the redlines corrected. Lisa Estates, both Phase 1 and Phase 2 were the same. Actually in a couple of cases had less in corrections than prior reviews. Please go through the prior 6 reviews of the 3 subdivisions and correct all the prior redlines before another plat is submitted. As a thought; Large Remaining parcel boundaries need not be drawn to scale since bearings and distances are not required to be shown. (This is purely a discretionary decision though by the person/company submitting the plat) When the size of remaining parcels are large, broken lines can be used showing the basic configuration of the remainder, with the remainder acreage and the required disclaimer inside that. This way the overall scale on the plat can be reduced thus giving the ability to show better detail within the subdivision itself. Showing remainder parcels to scale, on say 7 to 18 acres or so does not create this same problem.

On those last two plats/files uploaded. What good does it do to show 40 acres of a remainder parcel? Details of the subdivision can hardly be made out. I understand that the Subdivision Ordinance requires: "Remaining Parcel: When a division of property leaves a remaining area of 5.00 acres or greater, the remaining parcel boundary and record area will be shown, on the subdivision plat with the note: REMAINING AGRICULTURAL PARCEL, NOT APPROVED FOR DEVELOPMENT. The remaining parcel boundary need not be labeled with bearings or distances." But having a 4 lot, 4 acre subdivision at a scale of 1 inch = 100 feet does no one any good.
