Subdivision improvement agreement and access covenant are complete and ready for minor updates for recording. Emailed applicant and gave notice that Ronda Kippen will help with final recording step. We are waiting for applicant to finish installing improvements and provide "contingency" escrow for improvement agreement. Applicant will also execute an alternative access covenant. Documents are in the project folder located on the "P" drive.

This office has completed its 3rd review of this subdivision. Basically the redlines and concerns of this office have been corrected. Disposition and approval of this subdivision is unknown at this time. The issue of the easement for ingress and egress is unknown and the approval of the subdivision is also unknown as to whether it can be approved from this office without the access to Lots 2 and 3.

I received an email from the developer: Chad: Addressing one of your questions raised in review. With the Access Drive Section will there be enough room for other utilities? Natural Gas, Power, and Phone? Wishing to take advantage of tapping sewer, water, culinary, power, gas, and phone laterals from the closest possible point, my intention is to draw utilities to these two lots using the utility easement ROW along the empty lot owned by Steven Herrick Trust on its southwesterly perimeter which is bordered by the Bursell property. This would reduce cost by allowing for gravity sewage discharge instead of pumping systems or pumping stations and reduce the pull length of other utility services. It is not intended to route any utilities under the access road. This solution would make service/maintenance by utility companies much easier.
