New plat has been submitted for review. Note that Lot 2 has changed to hopefully include all of the area needed for a future garage and the driveway.

I agree with Chad on this, why was the lot line proposed as only 10 feet when that clearly can not happen? Why were these improvements with the subdivision not shown on the plans? This issue needs to be re-evaluated prior to the printing of mylars.

In a recent site visit it appears that the existing home on lot 2 has a footing and foundation as well as a floor for a future garage. This garage is attached to the existing home and appears to cross the north property line. The access to the home on lot 2 also appears to not fall within the boundary of lot 2. It also appears that the power service for this home comes from a pole that is off the property. I believe that this needs to be looked at a little closer to determine for sure if the future garage falls within the property.

I have reviewed the Hipwell revised plat submitted on 01/13/2015 and have found all previous Surveyor's Office red lines have been addressed. Pending any concerns from other review agencies, this office releases the plat for the printing of Mylar's.

There is a new fire hydrant shown on the plans and there is an existing fire hydrant on the other end of the subdivision.

I don't see that a fire hydrant has been required in either Fire or Engineering's reviews. I don't see any along this stretch of the street either. I also don't see one in the improvement plans. Does one need to be required to be installed?
