A preliminary review of the proposed John Paul Cardon Subdivision no. 5 was performed by Summer Day of this office, at which time the proposed lot appear to meet all requirements of the Weber-Morgan Health Department. A septic plan review has been performed and approved for the proposed lot. A Deed Covenant restriction must be recorded with the Weber County Recorder’s office for the alternative system installation, operation, and maintenance requirements. Letter of water availability will not be necessary. Note: One and two family dwellings. The minimum fire flow requirements for one and two family dwellings having a fire area which does not exceed 5,000 square feet shall be provided by the available fire flow and augmented by the fire department. F.Y.I. for construction plans: Fire flow and flow duration for dwellings having a fire area in excess of 5,000 square feet shall not be less than that specified in IFC table B105.1. Exception: A reduction in fire flow, as approved, is allowed when the building is equipped with an approved automatic fire sprinkler system. Plan review fees of $50.00 have been paid.
