Also, putting a note in here regarding a conversation I had with Chad Meyerhoffer about the nearest fire hydrant. Per that discussion, I was told that I did not need to provide documentation of the hydrant location as we are more than 400' away from one and we are aware that we will need to install a hydrant.
Thank you for the update, Tammy, and for all departments being willing to waive that fee. What is the next step in the process?

Planning, Engineering, and Surveyor's office are ok to waive the change fee. Planning will have IT remove the active invoice from the application.
Hi Tammy, I appreciate you taking the time to speak with me last week. I know we discussed the initial review and you had told me that we needed to pay a change fee of $450 since you did your initial review under the impression that this was going to be a 1 lot subdivision. However, after looking through the information within the application, I still feel that this fee in unfair as we have always intended this to be a 2 lot subdivision, and I believe there is enough documentation within the application to make this apparent. I've copied the initial application information below, where we state that there are 2 lots affected and that our build will be on lot #2.

Additionally, in the comments thread on our application you mentioned lots (plural) on 7/3/24. We spoke on the phone shortly after you posted that comment and we discussed doing a lot average subdivision for these two lots. Upon your request, I uploaded a revised version of our preliminary plat on 11/6/24 that shows two lots. File name is 2024.10.24 24-RE-101 Trevor Bennett_PRELIMINARY-SUB.pdf
Lastly, the fee we paid was a two lot subdivision fee. Given all of this information, I would kindly request that you waive the $450 change fee and move us to the next step in this process, assuming we've met every other requirement at this time as discussed on our last phone call.

I also just uploaded an image regarding the right of way/future roads we discussed. As I mentioned on our call, Allen Berrett and I met with Steve Burton and Gary Myers on site last fall and discussed this topic with them in person. They told us that ultimately where the roads go is up to you all at the planning department but that we would have an opportunity to make our preferences known and it is something we could potentially work with you all on. The image I uploaded would be Mr. Berrett's preferences for the future roads, as we feel they are the least intrusive to his land and also the most logical and economical for construction. The red line would be Mr. Berrett's ideal choice (running 2750 S west until the canal and then turning diagonally southwest and running alongside the canal until the road meets 4300). Please just let me know if there is anything else we can do or if this is something you'd like to discuss further with myself and Mr. Berrett. Thank you.

Thanks for giving me a call the other day and working through the issues you brought up. Glad we are able to move forward with a lot average subdivision. I've uploaded a new will serve letter for culinary water and have also uploaded what I think is the final plat recording as you had mentioned. Please just let me know if that is what you are looking for or if I need to get anything else from our Surveyor. Thanks again!
This application does not meet minimum requirement for Weber County Planning. The will-serve from Taylor West Weber Water needs to be updated. Submitted letter expired in January of 2024. The submitted plat does not show proposed lots meeting minimum standards of 40,000 square feet in area (0.92 acres) and a minimum of 150 width along a right-of-way.
Per previous discussions with the applicant, additional right-of-way connecting Wayment to 2750 South Street may be required. A pre-application meeting for this proposal is encouraged because previous discussions with the property owner did not include this proposed layout. Also, when submitting a proposed final plat, all structures within the proposed subdivision boundary shall be shown on the plat, along with distances to lot boundaries. This is to ensure that minimum setbacks are met for the A-1 zone.
