ADMINISTRATIVE APPROVAL WAS GIVEN A MONTH AGO. WHY ISN'T THE MYLAR SIGNED. THIS IS WAY TOO LONG TO GET 4 SIGNATURES
ADMINISTRATING APPROVAL WAS GIVEN AT MEETING. MYLAR DRAWINGS WERE DELIVERED TO TAMMY. PLEASE HAVE DOCUMENTS RECORDED AND PROJECT FINALIZED. SEVERAL DEPARTMENTS ARE MARKED NOT APPROVED ON FRONTIER WEB SITE ON
Administrative approval scheduled for 2/15/2023 at 4pm, in the Planning Office.
Per phone conversation with Gary Nielsen on 12/7/2022 concerning address on Lot 1 of Pegasus Subdivision. The recommended address per addressing and survey department was 609 North. Gary has asked for 631 North that was approved for his building permit. Addressing and Survey department has agreed to the 631 North address. Given that emergency services may not be able to find the property in a reasonable amount of time.

We have already been issued a building permit on this parcel. We have a well permit which hopefully will be drilled and proofed by 12-31-22. If not, Gary Nielsen will issue 1 share of Warren Irrigation to the parcel prior to COO.

To Planning and engineering.
A new drawing has been uploaded to the Frontier sit to make this a 1 lot subdivision. The lot has already been approved as a buildable parcel and a building permit has been issued. I need the subdivision approved to get a land serial number to transfer title to the builder/owner.
The fence indicated on the drawing has been removed since the survey.
The irrigation ditch indicated on the drawing has been piped outside of the property line of this lot since the survey was done.
The address needs to be corrected to 631 N 5900 W. and description of this project needs to be changed to a 1 lot subdivision.

Gary, I've had some discussion concerning your building/land use permit and the road dedication requirement per Section 108-7-19 of Weber County Code with Steve Burton as well as our legal counsel. We have added a condition for approval that the building permit contain a requirement for dedication of the 150-foot frontage for the residential area extending 40 feet from the center of the road. Hopefully this will provide an avenue for you to begin work while your subdivision is in process.
This subdivision is being updated to a one lot subdivision to correspond with the Buildable Parcel Building Permit Application under Nielsen-Dustin & Joni 631SFD. A new subdivision drawing will be uploaded to reflect what was Lot # 2 of the original Application. Please change the address to 631 N 5900 W on this subdivision Application. The Buildable Parcel building permit (Nielsen-Dustin & Joni 631SFD) has been approved by every department except Surveying. Surveying is requiring a deferral agreement on the 150 acre parcel which is not acceptable.. All dimensions, setbacks, site plans, Health department approvals, fire department, planning, engineering, and inspection has approved one acre at 631 N 5900 W as a buildable parcel. The one acre will be split leaving 149 acre remainder parcel. I will give a deferral agreement on the one acre (150 foot frontage) and will deed the additional 7 feet to make the road (5900W) 40 feet from centerline. I believe that both of these applications should be approved as we are complying with all policies and codes.
