This project was re-heard for preliminary and final approval as a 1-lot subdivision during the 6/30/2021 Admin Review Meeting. A re-issued notice of decision has been uploaded to the Documents Tab.

The applicant has submitted a new final plat document 06/16/2021 for review. This updated final plat has been reconfigured to a single lot to satisfy the health department requirements for waste water feasibility. The Weber-Morgan Health Department has also issued an update septic feasibility letter to coorospond with the newly submitted 1-lot subdivision plat. This document has also been added to the Documents Tab.

A proposed final plat has been submitted for final review. This final plat includes a 10' PUDE easement along the frontage with the highway. All agencies please review for compliance with any remaining comments/conditions.

The applicant has submitted an updated plat drawing that depicts future building footprints, utility easements, septic system design, etc. This drawing has been created to ensure all design components can fit within the confined lots. Please review this drawing for compliance with the last set of comments issued by your agency.

The applicant has decided to keep the name of the subdivision as the "Neilson Hermitage Subdivision" to keep the heritage of the Hermitage in the subdivision name. As such the project name has been updated in Frontier.

I've updated this project to be named the "Doug Neilson Subdivision" to match the name on the submitted plats. I've also verified that "Doug Neilson Subdivision" is available for use.

Also as a point of clarification, this project meets the definition of a "Small Subdivision". As such the OVPC will be able to review the plat for both preliminary and final approved during the first public hearing So long as the submittal meets the requirements for final plat.

The two variance requests (side and rear-yard setback reductions) were approved by the BOA on 6/11/2020. As such this project is tentatively scheduled for public hearing with the Ogden Valley Planning Commission during their 6/23/2020 regular meeting.

This subdivision is being reviewed concurrently with two variance requests from side and rear yard setbacks for a future building to be build on lot 6 of the proposed subdivision. These variance requests will be heard during a meeting scheduled for 6/11/2020 of the Board of Adjustment. These variance requests will carry a positive staff recommendation to the Board of Adjustment for their consideration and possible approval.
