This file is for preliminary approval of Winslow Farr Jr. Cluster Subdivison 81 Lots . A new Winslow Farr JR. was created in Miradi for final approval of Phase 1 - 15 lots.

 

The application for final approval of the Winslow Farr Jr. Farm Cluster Subdivision Phase 1 has expired.  A new master phasing plan will need to be submitted, reviewed and approved prior to August 10, 2016 or the overall preliminary approval for the Winslow Farr Jr. Farm Cluster Subdivision will expire unless a time extension is granted upon repayment of the subdivision application fees and the plan being brought into compliance with all current county, sate and federal laws at the time of the extension per LUC §106-1-7 as outlined below:   

Sec. 106-1-7. - Subdivision time limitations.

(a) Time limitation for preliminary approval. Subdivision applications that have not received preliminary approval within 18 months from the date of submittal shall be void. Subdivisions that have received preliminary plan approval shall have 18 months from the date of the preliminary approval by the planning commission to receive a recommendation for final approval of the subdivision or the first phase. An extension of preliminary approval for an additional time of up to 18 months may be granted by the planning director upon repayment of the subdivision application fees and the plan being brought into compliance with county, state and federal laws current at the time of the extension. The extension request shall be submitted and approved prior to the expiration of the original approval period. Only two time extensions for preliminary plan/plat extensions will be granted. The planning director shall deny any requested time extension beyond the two that are based on financial, economic, or self-imposed hardship.

This office has completed its 1st review of Ph 1 of this subdivision. A red lined PDF of corrections has been emailed to Andy. Also included is verbiage to be included in the owners dedication for the temporary turnaround. Plus a letter and a marked PDF for a street designation proposal.

Elementary students are not eligible for bussing but are being bussed at the current time on a space available basis. Secondary students are picked up at 2283 S 3500 W.

By the request of our Dept Head, a 2nd preliminary review has been done of this subdivision. Without a boundary description, the exterior boundary was platted using the plat calls for both bearing and distance. It was found to have a closure error of 14.3'+/-.

This office has done a partial Preliminary review of the submitted plat. At such time a plat for Phase 1 of this subdivision is submitted, this office will be able to continue with a complete review for this portion of the subdivision.
