This office has completed its final review of this subdivision. With the exception of correcting 3 minor issues this office releases for the printing of the Mylar's pending any concerns or questions from the other review agencies involved in this review.

I have reviewed the new plat showing the location of the new fire hydrant and I have also received a letter stating that the hydrant has been installed by Taylor West Weber Improvement District.

I spoke with Lance Wood from Central Weber Sewer today. All concerns have been addressed for the subdivision. They need to be contacted when connecting to the system when the building permit occurs.

I understand that there is a question regarding my review comments. Just to clarify: Fire hydrant spacing must meet what was listed on the plan review comments. If hydrant spacing exceeds 500 feet between hydrants, or if a hydrant is not located within 250 feet of each lot then additional hydrant(s) must be provided PRIOR TO BUILDING. The subdivision plat did not indicate hydrant locations along 2200 south. There are some existing hydrants in the area but they may be spaced too far apart to meet code for residential areas. If there are any questions regarding this, please contact me directly.

I spoke with Romney Buck today about the irrigation review. He will contact their engineer on the requirements along the canal. He will likely build the fence and other improvements if required prior to recording.

New plans have been added for review. However, I don’t see how they have addressed the requirements along the canal from Hooper Irrigation. You may want to ask them for those like they promised to send. I also haven’t seen an actual review from Hooper just that they will want the same as was done across the street in Allen Estates.

I spoke with Matt Peterson today about this status of this subdivision. The owner is anxious to record. However, All concerns have not been addressed. The owner has been working with Wilson Irrigation on their requirements on the canal. No plans have been submitted by the owner, matching the same improvements as used in Allen Estates. I am not sure that the owner is aware of the improvements that are required to be built or escrowed for prior to recording. Matt was going to discuss these issues with him.

This office has completed its 2nd review of this subdivision. A redlined PDF has been emailed to Bob @ Reeves and Assoc. The irrigation canal that runs along the subd. is now that of Hooper Irrigation Company. I talked with Theo Cox yesterday, he was going to send the water master out to determine what they will require for an easement from the top of the canal.

A request for a review was sent today to Wilson Irrigation Company. This review will be helpful for Planning, Engineering, and Surveying as all have made comments concerning the canal.

This office has completed its 1st review of this subdivision. The redlined PDF was emailed to Bob and Nick at Reeves. A couple of items to be discussed: 1) Is an easement going to be required for the Wilson Irrigation Canal. (engineering) 2) A P.U.E. cannot be created by this Phase onto an existing recorded subdivision. Is the P.U.E. a necessary item. If so, then for a required 10' easement, it will be necessary to put it all on Lot 5.
