In response to your last comment, our maps indicate that this stream runs due west from your west property line. As such, a 75' setback from the stream's alignment on the parcel to the west of you should not affect the placement of a new structure. This is also true of the stream as it departs your eastern property line towards the east. It heads due east and therefore a 75' setback from the steam on the parcel to the east of you should not affect the placement of a new structure. In moving forward, please submit a scaled site plan that depicts the alignment of the stream on your property with a 75' setback from the high water marks indicated the by the Weber County Engineering division.

I have a question regarding placement of the flags for the stream. We visited the property last week (Friday) and saw the flags marking the stream location on the property. However, we were not able to find any flags marking the location of the stream to the north of the property line. The stream is shown on the GIS maps running roughly parallel and 10-20' north of the northern property border. The stream is not as evident physically (ie, no clear stream bed) and is not marked with flags that we could find. Based on GIS location, I think the 75' setback requirement will impact the placement of the house even though the stream is on the adjacent property to the North. Do we need to consider the location of that section of the stream (on the parcel to the north) when placing the house? If so, we will need to know the location.
Quick update on this project. We have a surveyor scheduled to visit the property and provide a survey/drawing in the next week.
Having some difficulty getting someone to measure the location of the flags for the sketch on the timeline that we are looking for. Do you happen to have the measurements of the location of the flags? I am in Florida so not able to measure them myself.
I went to the property today and set out Orange Flags marking the high water mark of the stream.
