Steve Collier - 12/21/2021

I have changed the 4th survey review from conditional approval to not approved to make sure that an updated plat is submitted prior to printing any additional mylar copies.  There are a number of items still needing to be addressed on the plat as shown on the review, the 2 principle concerns are as follows: 1) that the subdivision boundary does not match the boundary description, looks like some unexpected changes were made to these dimensions after the initial submittal which changes were not observed until the mylar was brought in.  All boundary dimensions and distances need to match the description in order for the subdivision to be approved and recordable.  2) The plat currently dedicates property for a public road, I've been informed that the intent is for the road to be private.  If that's the case, language in the plat needs to be changed/added to identify Toliver lane as a private road, and add language in the owner's dedication to define who will own, operate, and use the private road.

The plat came to the Surveyor's Office on 12/20/2021 to be signed, however there were a few things that caught our attention. the Surveyor's Office has uploaded a new review with redlines that need to be addressed before signing.

The applicant has indicated that they would like to name the subdivision "Our Land Subdivision". As such, the Frontier project name has been updated to reflect this name.

Surveyor's Office didn't receive notification on this review until 6-3-2021. Our review process will start on 6-3-2021.

The applicant has paid their subdivision application fees and submitted all required documentation be allow the application to be accepted for review. The application will be assigned to planner/project manager to begin review within the next 7 business days.

This 1-lot subdivision was recently approved for an Alternative Access Exemption (File AAE 2020-11). See the Documents Tab for the associated staff report and Notice of Decision.

For the application to be "Accepted" for review, please submit the following:

1.       The submitted title report has a commitment date of April 22, 2021. We will need to have an updated report submitted that is dated within 30 days of the submittal date.

2.       Payment of the subdivision review fee will need to be submitted to the Planning Division in the amount of $1,225 (Planning = $545, Surveying = $425, & Engineering = $255). You can pay in-person here in the Planning Division offices, or over the phone by card (small fee applies). To make payment over the phone, please call 801-399-8371.
