For surveying and engineering, my surveyor has satisfied the two requirements for the amended plat map (I have attached to the file), as follows:

  1. Includes our dedication of the "new" sewer easement to Powder Mountain WSID
  2. Includes in "plat notes" the reference to the 40' Wolf Creek easement, and refers to the original Phase 3 Plat Map

Please confirm this satisfies the requirements so we can have the plat mylar printed and signed.   Thanks!

Please see Survey 2nd Final Review dated 1/26/2023 for redline to dedicate new sewer easement to correct entity in owners dedication.

That is all that would be needed for our review, however if any changes are made to the current reviewed plat it would need to be reviewed and approved again.

Hello Team, I was told we would have an "administrative approval" for this project on 02-15.  I have not seen any notifications.  I was holding off having the surveyor do anything new until we knew all things that needed to be done to wrap this up.  Please let me know where things stand and what we can do to complete this amendment.  The only things I know that is outstanding is the surveyor putting back in the plat map the 40' wolf creek easement.  If that is all, I will have him complete the plat and then arrange for it to be printed and signed.

Your surveyor should understand what is needed  as far as  "printing of the plat on Mylar meeting all requirements for size, type & legibility." and fixing the one redline on the submitted review

However other agencies such as planning and engineering still need to review and approve the plat before you print the Mylar.

I would talk to Tammy Ayedolotte the Weber County Planner for this project for additional information on other agencies  review and  time frame.

Can anyone on the team tell me what to expect next.  We get the plat approved by survey.  What's next or is this ready to be approved?  We are trying to wrap up our design ideas but holding off going to architect until we know this is a done deal.  Could use a timeline.  Thanks!

So, do I send something back to my surveyor that he has to fix.  I assumed he was submitting according to county standards already.  Will he know what this means?

Just need a bit of help, want to do this right the first time.

I have given details of the changes needed to my surveyor and he will address this on the map:

 

  • Identify 4382 N Snowflake Circle as the address for the combined property
  • Rename the lot to #27
  • Erase the old sewer easement section and reference EV2021-02 as the file approved 6/3/2021 vacating the old easement

Please let me know if he needs to address anything else before he finalizes this.  Want to do just once.  Thanks!

Yes the lot # would need to be changed to the next available lot # for the all phases of Snow Flake Subdivisions which is 27.

 Checking on your addressing we would accept 4382 for the new lot.

For the sewer easement since it has been vacated delete the old easement from the plat , but need to give documentation of how the easement was vacated such as resolution or vacation document Entry number on the plat.

This is for Darrell Woodruff and the surverying review.  So I understand correctly:

- My surveyor just assigned "Lot 1"  to the plat when he submitted.  So, would he need to change that to Lot 27?

- The surveyor apparently did not check the rule on reassigning an address when lots are combined.  Again, is this just something he does on the map he created - change to 4389 and resubmit?  We had hoped to keep 4382.  is there any chance of just doing that since it is an existing address for us?

- The old sewer easement has already been vacated at the county level.  The new plat map shows the location of the new sewer easement.  We move the manhole so there is no need for any of the old sewer easement "tail" that you showed in the red marks.  I have worked extensively with Roy from Powder Mountain Sewer to discuss what we need to do to always maintain access for the district in case a need arises.  So, Nothing else should be required concerning the sewer easement.  Should that old line be erased from the map as there no longer is a pipe or manhole in that area?

Please place this back on active status.  We have worked out our issues and are ready to move forward with combining the lots!  Sorry for the confusion.  The cost increases of building that occurred while waiting for water were a bit of a shock!

Regarding hold, I was speaking with some contractors today and my wife freaked out about the estimated building costs.  I wanted to do a bit more research before spending the $1,300 on this process, or locking in for sure combining the lots, which cannot be undone once completed.  I have since spoken with some other contractors that seem to be a bit more realistic for what we are planning to do... don't need a $350/sq ft house... more in the $250 range.  So, I will let you know in the next day or two to proceed.  Sorry, Steve knows this property has been a challenge from day one.

I just submitted a new title report.  It appears they just amended the October one with a current date.  I did not order the October one in October, it was mid-November, so that was a mistake on their part.  Please advise that the December amended title report will satisfy the requirement.

Yes, planner Steven Burton and I have had several meetings about this project and the intent of this application.  In short, I bought two properties because I wanted to build in an area that straddles both property lines.  This is to avoid ripping out most trees on one of the lots (14) and encroaching too far toward the Wolf Creek stream setback; the desired building site would also provide the best valley views. 

Steven told me there did not appear to be any negative issues, and said I just needed to provide the title report and survey materials with the application.  I will be uploading a new title report as the one they sent November 22 was already outdated.  Sorry, I had not looked at the date of the report, just when they sent it to me.
