I met Mark & Roger on site this morning to explain the issues with the latest version of the storm water study

We have been talking over the past week about getting their storm water study finalized. There have been several items that needed to be addressed, e.g. rainfall intensities and topography information. They have sent in a couple different revisions via e-mail. I talked to Mark Fluckiger today, 10/7/2013, at 11:00 am about the topography plan he sent in this morning. He's going to show the different ponds used for retention on the plan, and then he's going to update the calculations in the storm water study to reflect the volumes used for retention. Once those items are addressed the storm water study should be ok.

The new warehouse building can be approved administratively, but in order for that approval to be granted the following items must be addressed: 1. A landscape plan must be submitted that shows compliance with the 10% landscaping requirement of the Weber County Zoning Ordinance Chapter 36 (Design Review). The 10% calculation is based on the footprint of the existing and proposed buildings, parking areas, and other areas actually used by the operation; not the entire 30 acre parcel. If additional landscaping is required but is not to be completed until warmer weather returns, a financial guarantee can be established with Weber County. The financial guarantee will be returned when the work is complete. 2. A parking plan must be submitted showing the area to be paved with a hard surface (concrete or asphalt) based on the requirements of the Weber County Zoning Ordinance Chapter 24 (Parking Standards). The parking requirement for a warehouse is two spaces per three employees. The standard size for a parking stall is 9 feet by 20 feet (180 square feet). If the parking area is not to be completed until warmer weather returns, a financial guarantee can be established with Weber County. The financial guarantee will be returned when the work is complete. 3. In addition to the design review application that has been submitted for the warehouse building, a conditional use application is necessary to establish this use at this location. AFC came to this site in 2009 based on Weber County Business License records, but the site had been abandoned longer than one year prior to 2009. Therefore, any previous conditional use approvals had expired, and a new approval is required for the overall site plan and manufacturing operation.
