Notice to all agencies that the updated platt with resolutions to your reviews has been uploaded 2/23/22 along with this note from Landmark Surveying Inc: Here is the updated plat. I’ve listed the Area after the boundary description and have corrected my basis of bearing. As for the note about the subdivision not lining up correctly, there are several subdivisions and prior survey’s done on this and surrounding lots all using different bearings for common lines even when I rotate the basis of bearings to a common bearing. These differences on the prior plats range from .02’ to over 2’ for common lines or corners. I’ve tried to avoid this issue by using the bounds calls in each line of the description (to a line and along a line). So wherever the surveyor’s office plots the other subdivisions or road right of ways around us we are bound to match those lines on all four sides, avoiding the possibility to “not line up”.
