I've just updated the engineering review on this. I've remove the requirement to pipe the ditch along the front of the parcel not being applicable. I've removed the need for sidewalk improvements as other lots along the street do not have such. I'm still allowing a deferral for curbs and gutters but would note that such will have to be installed at the time a building permit is pulled for building upon the parcel. Blane Frandsen PE
