I do not see the need for the County to hold interest in this holding strip from a County-planning perspective. Please note, however, that upon review of the subdivision plat I am not sure this "holding strip" is located where it is being represented, which gives question as to whether the County can "surplus" it, or sell it in any manner. If the only instrument that created this holding strip is the dedication plat, then it seems this parcel's location was likely mapped in error. The actual holding strip appears to be intended to be the western one foot of 4375 South Street as dedicated on the River Valley No. 2 subdivision plat and not the western one foot of lot 82. It was likely intended to keep the vacant land to the west (at the time (1963)) from accessing 4375 South. There is an identical "holding strip" on the opposite end of 4375 South. Before the county "sells" this parcel for any sum of money, I recommend a more thorough title search to verify. If these findings are correct, I suggest the County find a way to delete this parcel and work with the land owner of lot 82 to amend their legal description to omit the "less and excepting" language.

I do not see any reason the county would have any use for this property currently or in the future from my perspective and would agree to sell it to a interested buyer.

This parcel is described as the west 1 foot of Lot 82, River Valley Subdivision No. 2. As directed by Weber County Code Section 21-2-2, the Community Development Director has determined that the owner of the remainder of Lot 82, River Valley Subdivision No. 2 (Virginia Bennett) is a preferential interest holder. As such, the sale of this property to anyone else would create a nuisance and could unreasonably diminish the value of that property interest. Therefore, the property should be sold to Virginia Bennett. Sean W

Went to county at tax sale in 1994. Total amount of taxes, penalty & interest (5 years) was $94.08. The yearly tax was only about $5.00. Bennett is an abutting property owner and as long as no other abutting owner has an interest, I would recommend we deed the parcel over for the appropriate fee. It removes if from the county's numerous unwanted small parcels, puts it back on the tax rolls, and cleans up property lines for the property owners. Roger B
