Applicant desires to change current zoning from the F40 Zone to the FR1Zone. Lot was grandfathered up until 1991. The applicant's parcel was divided making in less conforming to the requirements of the current F40 Zone.
If applicant, if successful in rezoning the property, will meet area requirements of the FR1 Zone; however, the applicant will still need to pursue access approvals (including UDOT) and subdivide the applicant's property. Subdivision will require water and waste water feasibility.
