Application

This project is the replatting of one lot within the Evergreen Park Subdivision. It affects two lot lines that were modified by meets and bounds description in the past without platting. It is making those modifications legal pursuant to the Weber County Land Use Code. The modifications also ground-truth existing site features and modify a drainange easment on the property.

Neighboring properties will be or have already been affected by the boundary changes but are not a part of this project. Their owners have been contacted about this change. They will need to engage their own process in the future to correct/reflect the changes for their own lots. .

A revised plat has been submitted for final review on 10/31/16. Also, the project surveyor has offered a driveway exhibit that shows that the new lot line configuration does not overlap a driveway(s) on the property to the north.

The entire parcel falls with a Zone X designation regarding flooding or flood potential and no recognition is noted with regard to the existing stream. The Zone X designation needs to be added to the final map. Even though this is a zone X the ephemeral stream bisects the property meandering around and between the existing structures. It is recommended that the property owner consider obtaining Flood Insurance. Such should be available at a discounted price with the present Zone X designation and under present National Flood Insurance policies would remain at the low hazard designation in the event an Zone A or Zone AE ever is considered for this stream. The final plat was approved by the Planning Director in an Administrative Review meeting on 10/27/16. Approval was conditioned on the plat being modified in accordance with reviewers comments prior to final recording.
