All- I received more information from the property owner on Thursday, August 8th. The owner stated that the building they want to build is a small utility shed and will be located near the pond. When I was on site, I looked at the foot print of the building marked out near the pond. After reviewing this information and given the fact that there is a nearby fire hydrant located near the lot frontage, and that there is a large pond to get water from if needed, the requirement for the fire hydrant will be removed from the review comments. All grading and turn radius comments still apply. In the event that the property owner builds more buildings a fire hydrant on site will be required within 500 feet of any additional buildings.

Spoke to Andy Hubbard at Great Basin today and described the width standards for the access easement. Great Basin will address the width standard and submit new information and site plan showing a revised easement. Also, Great Basin is aware of the existing review agency comments and will go to Miradi to look up all comments. Great Basin will prepare new site plan showing that all agency comments, received to date, have been addressed. Great Basin is going to contact Mr. Frisbee and discuss agency comments. Also informed Great Basin about Health Department requirements related to septic tank feasibility for a future subdivision submittal. Planning is waiting for Great Basin to submit new site plan and easement doc.

I visited the site on August 1st and looked at the location of the access, the grade of the roadway and the radius of the turns prior to making my review comments.
