12x16 (192 sq foot) cabin shed for strictly personal use. I am an insurance agent and will still need to work during construction. This will provide a clean place for me to take care of things while onsite, and to clean up if I need to run to an appointment. It will also be a safe place to store my tools. It will have a 10x10 room, a small storage area and a small bathroom. No kitchen, thus accessory building versus dwelling. After construction, it will still be our backyard shed, my personal space and an additional backyard place to sit closer to the creek and enjoy a quiet evening.

After speaking with a few staff from building inspection and planning, I have decided to withdraw this land use application and refile for a full building permit once I have an engineered set of plans done for a larger accessory building.  You all might feel I get annoying with all the questions, but the reason I ask a lot of questions is so I can get this project right from the beginning. 

The thing I learned this week is the value of having even a small building properly engineered...public safety is a must.  So, thank you to those that took time to speak with me.

Many neighbors have said I am being required to do things they never had to do - soils testing, etc.  I have expressed my frustration over these seemingly excessive requirements for an established neighborhood, but again I am complying since I know it is better to be safe than sorry.

So, I will be back in a couple of weeks with a full application that should be ready to quickly sail through the process.  Thanks to many of you for your time you have given me in helping to understand the complex rules for those with streams running through their properties.  It has been a real - and expensive - learning experience.
